Innovative building in London received the highest BREEAM rating

The new facility in London received the highest score ever for a green building in the UK at 87.55% BREEAM.



Flakt Woods has made a significant contribution to the BREEAM Outstanding certification. She installed an innovative ventilation and air conditioning system in a building called Green Office, including vents with electronically switched motors, low-speed fans and inverters.

The combined thermal and energy system helps to heat the building in winter and provides comfortable air conditioning through an absorption chiller in summer. The ventilation system is integrated into the building structure and uses the thermal mass of the floors to conserve energy. Air ducts are made of cellular concrete and can work as heat exchangers. The frame of the building is made of recycled concrete, the building has a green roof, and all rainwater falling on the roof is collected and used.

The construction of the building cost £5.5 million. The building’s annual carbon dioxide emissions are 80% lower than a typical office center. This saves 350 tons of CO2.
